3D walkthroughs in Neuquén: selling to buyers new to the city
In short: In Neuquén, many buyers and tenants arrive from other provinces for work and pick where to live without knowing the neighborhoods. A 3D walkthrough with the building on its real block shows them the unit and its surroundings before they move, and gives the developer a clear argument for selling off-plan.
3D renderings and walkthroughs in Neuquén help developers sell apartments and houses before they're built to a very particular buyer: someone moving to the city for work, from another province, who has to choose where to live without knowing the neighborhoods. With a link that shows the building on its real block and the unit from the inside, they can decide from wherever they are, before the move.
A city that's always taking in new people
Neuquén, in northern Patagonia, is the hub of the Neuquén basin, and Vaca Muerta, the oil and gas formation, is a name most people in Argentina's energy business know. The activity draws engineers, technicians and workers from all over the country. Many arrive with a signed contract and little time to look for a place. Others come alone first and bring the family later. And some companies need to house their staff on a steady basis.
That creates a different kind of demand from other inland cities:
- The professional who's settling in. An engineer, a geologist, someone in the office of an operator or a service company. They want a comfortable apartment near downtown or the highways out of town, and they often buy "en pozo" (off-plan, while the site is still a hole in the ground) planning to stay a few years.
- The investor buying to rent. Local or from another province, betting on rental demand from people who keep arriving. What matters to them is that the unit rents fast and well.
- The local family. Looking for a house or duplex in neighborhoods like Santa Genoveva or Rincón de Emilio, out toward Plottier and Centenario, or across the river in Cipolletti.
The first two have something in common: they don't know the city or don't live in it. That's the opening for whoever knows how to show a project.
The buyer who doesn't know the neighborhoods
Picture an engineer living in Mendoza or Bahía Blanca who starts a job in Neuquén in two months. He's looking for a two-bedroom because his family will join him later. He gets three off-plan projects on WhatsApp: three facades, three amenity lists, three floor plans in PDF.
He doesn't know if the first one is on a quiet street, if the second is close to what he needs, or what the block around the third looks like. He can't drive around the neighborhood on a Saturday. What he has is a phone and not much time.
If one of the three sends a link where he sees the building on its real block, with the corner and the neighbors, taps his floor, picks the unit and walks through it, that project jumps to the front. Not because it's better, but because it's the only one he could understand. The Maconda XXIV building demo, an unofficial working demo based on a 12-story building in Quilmes, near Buenos Aires, marketed by Otamendi Propiedades, shows how that experience works.
The family that hasn't arrived yet
A very common case: whoever moved first wants to buy, but the decision is shared with a partner who's still in another city. With a brochure, the conversation stalls at "I can't picture it." With a link, both walk through the same unit, each on their own phone, and argue about the same things: whether the second bedroom is big enough for the kids, whether the dining table fits in the living room, whether the balcony has room for more than one chair.
That conversation shortens the time between the first inquiry and the reservation, which is exactly what a developer selling off-plan needs. I go deeper in selling to buyers who live in another city.
The investor and the rental
For someone buying to rent to people who come for work, the visual material does two jobs. First, it helps them decide on the purchase: they see how every square meter is used and which unit type makes sense. Second, it helps them later, when it's time to rent. A unit that can be shown furnished and walked through on a phone solves the same problem for the incoming tenant that the buyer had.
There's a cost advantage worth mentioning: you don't need a walkthrough for every apartment. A building with three unit types repeated on every floor needs three walkthroughs. The interactive unit selector shows each apartment with its floor and availability and takes the viewer to the walkthrough for its type.
Houses, duplexes and neighborhoods to the west and across the river
In the house neighborhoods and new subdivisions around the city, the sale is a lot with a house, or a house still to be built. Here the house walkthrough carries a lot of weight, because the buyer is looking at bare ground and has to imagine everything. The Americana 35.64 house demo, an unofficial working demo based on a model by Viviendas Roca, shows the paper floor plan rising into the house, with morning, afternoon and night light.
In a place with strong wind and cold winters, seeing the covered porch, where the sheltered barbecue goes and how the sun reaches the living room in winter answers questions local buyers always ask.
What material should you have ready?
For a developer or agency in Neuquén selling off-plan, this package tends to be the most useful:
- The facade on its real block, for the site sign, the website and the listing portals, and so someone who doesn't know the city can place the building.
- A walkthrough of each unit type, furnished for the buyer: a professional living alone, a family or a temporary tenant.
- The interactive floor and unit selector, so people can choose on their own, even when they write at eleven at night.
- One link per unit, to send with each WhatsApp follow-up.
How do we work remotely?
I work remotely from Buenos Aires, in the same time zone as Neuquén (Argentina, UTC−3), and it works the same way for companies based outside Argentina. You send the plans, the finishes and the lot location, and tell me who you want to sell to. You review and approve in stages, over video call or with comments on WhatsApp. You get the images and the walkthrough link, ready to use. More detail in what you need to order a rendering.
If you have a building or a neighborhood in Neuquén or the Alto Valle and want it to make sense to someone who doesn't live there yet, message me on WhatsApp at +54 9 11 6193-3176 or email facundocampo100@gmail.com and we'll go through your plans. I answer in English and Spanish.
Frequently asked questions
Does a 3D walkthrough help sell to people moving to Neuquén for work?
Yes, it's one of the cases where it helps most. The buyer sees the building on its real block and the unit from the inside on their phone, without traveling, and can share it with their family before moving.
Can an investor use it later to rent the unit out?
Yes. The same link works for showing the unit to a future tenant who isn't in the city yet, with the apartment furnished and ready to walk through.
Do I need a walkthrough for every apartment?
No. One per unit type is enough, because the types repeat on different floors. The floor selector shows each unit and its availability, which keeps the cost reasonable.
