3D renderings and walkthroughs in Cancún, Playa del Carmen and Tulum

By Facundo Campo · · 5 min read

In short: In the Riviera Maya, many buyers never see the sales office: they discovered the area on vacation and buy from home, or they've never been at all. A 3D walkthrough lets them understand the unit, feel the place and share it with a partner before committing to a property in another country.

3D renderings and walkthroughs in Cancún, Playa del Carmen and Tulum · Recorrido 3D

3D renderings and walkthroughs help developers and brokers in the Riviera Maya sell pre-construction condos and villas in Cancún, Playa del Carmen and Tulum to buyers who often decide from Toronto, Chicago, Madrid or Mexico City. The buyer opens a link, walks through the furnished unit, sees the rooftop at sunset and forwards it to whoever's buying with them. I make them remotely from Buenos Aires, in English and Spanish.

The buyer isn't there

In most markets, the sales office and the model unit are the center of the sale. In the Riviera Maya, for a big share of buyers, they don't exist. Many discovered the area on vacation, went home and buy from there. Others have never visited and buy on the word of a friend or an advisor.

That changes everything about the sales material. A facade rendering and a PDF brochure aren't enough for someone to buy property in another country, thousands of miles away, on a lot that's jungle today. That buyer needs to:

  1. Understand exactly what they're buying: the floor plan, how many bedrooms, the size of the terrace, whether the pool is private or shared.
  2. See how it lives: the kitchen opening onto the terrace, the rooftop at sunset, the outdoor shower, the hammock.
  3. Trust the project: that what they see is what gets delivered, in its real surroundings.
  4. Show it to someone: a partner, a business associate, a financial advisor.

A walkthrough covers all four from one link. See selling to foreign buyers.

Three destinations, three buyer profiles

Cancún

Cancún mixes housing for people who live in the city with product designed for investment and rentals, in areas like Puerto Cancún, the Hotel Zone or the developments to the south. You'll find Mexicans moving there for work, buyers from other cities looking for a second home, and foreigners thinking about rental income, often in the same building.

Playa del Carmen

Playa is closely tied to walkable living near Quinta Avenida and to developments like those in Playacar. The typical buyer wants a condo they can use a few weeks a year and rent out the rest. They care that the unit looks ready to list on a rental platform: furnished, bright, with good outdoor space.

Tulum

Tulum became known for its look: wood, exposed concrete, vegetation, terraces with plunge pools. In areas like Aldea Zamá or Región 15, design is central to the product. That puts extra demands on the rendering: it has to convey the project's atmosphere, the light through the trees, the materials. A generic image doesn't do justice to a project that sells on its design.

Selling the rental, not just the unit

Some Riviera Maya buyers purchase with rentals in mind. For them, the question isn't only "do I like it?" but "will it rent well?" The material helps by showing the unit the way a guest would see it: furnished, with an equipped kitchen, loungers on the terrace and the rooftop view.

The owner can then use those same images to list the unit, which is one more selling point. Vacation rental rules and the rules for foreigners buying near the coast have their own particulars, so buyers should check them with a local professional. See selling apartments for short-term rentals and renderings for hotels and condo-hotels.

What the buyer sees

For a condo building, it works like the Maconda XXIV building demo, an unofficial working demo based on a 12-story building in Quilmes, Argentina, marketed by Otamendi Propiedades: the building in its surroundings, tappable floors with each unit's availability, and a walkthrough of each unit by scrolling or swiping.

For villas or houses, the reference is the house demo, an unofficial demo based on the Americana 35.64 model by Viviendas Roca, where the floor plan rises into the house with morning, afternoon and evening light. In the Riviera Maya, the terrace at sunset and the pool at night are part of what you're selling.

One walkthrough per unit type covers every unit where it repeats. A development with 3 condo types needs 3 walkthroughs, not one per unit.

International buyers ask questions at any hour. When the advisor can reply with a link to the unit's walkthrough instead of a heavy PDF, the conversation moves faster. Add a video call walking through the same unit together, and a remote sale starts to feel a lot like a site visit. See sales meetings over video call.

If you're a broker in the United States, Canada or Europe referring clients to Riviera Maya projects, the same link works for you: send it with your own notes and let your client explore before anyone flies down.

How we work remotely

I work from Buenos Aires on Argentina time (UTC−3), two hours ahead of Quintana Roo, and I work in English or Spanish with the developer, the broker or the project's partners. From your side:

  1. You send the plans, the finishes and materials, the lot location and who you're selling to.
  2. We meet on a video call to decide which unit types, villas, amenities and views you need.
  3. You review progress by link and send changes by WhatsApp or email.
  4. You get the walkthrough as a link for your website, WhatsApp, email and ads, plus images for listings and social media.

Nobody needs to travel. More in working with a remote rendering studio.

Frequently asked questions

Does it help sell to someone who has never visited the project?

Yes, that's where it helps most. The buyer explores the unit from their own country, shares it and talks it through with the advisor on a video call, without traveling.

Can it convey the look of a design-driven project in Tulum?

Yes. The images and walkthroughs show the project's materials, vegetation and light, which in Tulum are a central part of what's being sold.

Do you work in English?

Yes. I can run the whole project in English or Spanish with the developer, the broker or the partners.

How much does it cost?

It's quoted per project, based on the number of unit types, villas, amenities and images. See how much a rendering costs.
