Renderings in Punta del Este: selling to buyers who decide from abroad
In short: In Punta del Este, most buyers discover a project during a few summer weeks and decide months later from Buenos Aires, São Paulo or Montevideo. A 3D walkthrough with the real view, the furnished apartment and the finished amenities lets developers close that sale remotely, outside the season.
3D renderings and walkthroughs in Punta del Este help developers sell off-plan apartments and houses to buyers who are almost never there when they decide. They find the project in January, fly home to Buenos Aires, São Paulo or Montevideo, and make up their minds months later. If they can walk through the unit and see the view on their phone, the sale doesn't have to wait for next summer.
A seasonal market that decides out of season
Punta del Este, the beach resort on Uruguay's Atlantic coast, has a rhythm all its own. In January and February (summer in the southern hemisphere), the Peninsula, Playa Mansa, Playa Brava, La Barra and José Ignacio fill up with people walking around, looking at construction signs and dropping into sales offices. In March, almost everyone leaves. And the buying decision, which takes time, family conversations and a talk with an advisor, happens in the months when the buyer is far away.
For a developer, that means the sales office works two months a year and the rest depends on what the buyer took home. If they took a brochure, the sale goes on hold. If they took a link to the walkthrough of their apartment, the conversation can keep going in April, July or October.
Who buys in Punta del Este?
Buyers here are, to a large extent, international:
- The Argentine who's spent summers there for years, has a favorite beach and buys for the family or as a way to hold property on the other side of the River Plate.
- The Brazilian, from southern Brazil or São Paulo, looking for a summer apartment or an investment.
- The Uruguayan from Montevideo or the rest of the country, buying for summer or to rent out.
- The buyer from further afield, North America or Europe, who discovered the place on vacation or chose it to spend part of the year.
Each has their own currency, their own advisor and their own rules. The legal, tax and currency side of each deal should be checked with a local professional. What they all share is the need to understand what they're buying without being there. More in how to sell to foreign buyers.
The view sells when you show it
In a tower on the Mansa or the Brava, an apartment's value depends above all on the view. A high floor facing the ocean head-on isn't worth the same as a low floor with a side view, and buyers know it. But off-plan, the view is a promise.
Showing the building in its real surroundings, with what you see from different floors and orientations, turns that promise into an image. Buyers understand what they're paying for on each floor, and the developer holds the price difference without justifying it with adjectives. I explain this in defend your price per square foot.
One thing specific to the coast: the light changes a lot between morning and sunset, and the sunset over the Mansa is part of the product. Seeing the same living room at different times of day answers questions buyers always ask: where the afternoon sun hits, whether the balcony is in shade at noon, what the apartment looks like at night.
Amenities: used the most, seen the least off-plan
In Punta del Este's towers, amenities are central to what's on offer: pools, spa, gym, kids' areas, gardens. Off-plan, they're an empty patch on the site plan. And for a buyer who'll spend two months a year in the building, they matter as much as the apartment.
Showing them finished, at real scale and in the local light, helps buyers understand what they're getting beyond their own unit. In amenity renderings I cover what's worth showing in each space.
Houses and seaside estates: La Barra, Manantiales and José Ignacio
Heading east, the product changes: houses in gated neighborhoods, chacras marítimas (large seaside lots in the countryside), small projects of just a few units with a strong design focus. Buyers want privacy, greenery and being close to the beach, and they often choose a lot and a house design at the same time.
For that product, a walkthrough of the house on its real lot, with the porch, the pool and the garden, is what makes a remote decision possible. The Americana 35.64 house demo, an unofficial working demo based on a model by Viviendas Roca, shows the paper floor plan rising into the house, with morning, afternoon and night light.
The link that works all year
In practice, the material for a tower or a neighborhood in Punta del Este has to work at three moments:
- In season, in the sales office and on the construction sign, with a QR code that opens the walkthrough so passersby take the project home on their phone. See a QR code on the construction sign.
- After summer, in every follow-up on WhatsApp or email: the salesperson sends each person the walkthrough of the apartment they liked.
- At the final decision, when the buyer shares it with their family or advisor in another country.
The Maconda XXIV building demo, an unofficial working demo based on a building in Quilmes, Argentina, marketed by Otamendi Propiedades, shows how it works: the building on its block, floors you can tap, the floor plate with availability and a walkthrough of each unit. You don't need a walkthrough per apartment: one per type is enough, because each type repeats on several floors.
What's it like to work with me remotely?
I work remotely from Buenos Aires, in the same time zone as Uruguay (UTC−3), and I work in English and Spanish. For a developer based in North America or Europe, that means a good overlap with your office hours. You send the plans, the finishes, the lot location and photos of the surroundings if the view is part of the product. You tell me who you want to sell to. You review and approve over video call or WhatsApp, and you get the images and the link, ready for your website, your social media and every inquiry.

Frequently asked questions
How do you sell an apartment in Punta del Este outside the season?
With material buyers can see from where they live: a link to the walkthrough of their unit, with the real view and the finished amenities, which the salesperson sends with every follow-up.
Can you show the ocean view from each floor?
Yes. The building is shown in its real surroundings, so you can see what's visible from different floors and orientations, at different times of day.
Does it work for buyers from Brazil, Argentina or other countries?
Yes. The walkthrough opens from a link on any phone, with nothing to install, and visual material makes sense no matter what language the buyer speaks.
