3D renderings and walkthroughs in Guatemala, El Salvador and Honduras

By Facundo Campo · · 6 min read

In short: Many buyers of new homes in Guatemala, El Salvador and Honduras live in the United States and decide with family back home. A 3D walkthrough link lets the buyer in Houston and the parents in the home country look at the same apartment, while showing a developer's seriousness before anyone visits.

3D renderings and walkthroughs help developers in Guatemala, El Salvador and Honduras sell apartments and homes before they're built, both to local families and to buyers living in the United States. The buyer opens a link in Los Angeles or Houston, walks through the furnished unit and sends it to family back home, who see exactly the same thing. I make them remotely from Buenos Aires, in English and Spanish.

The buyer in the United States

Large numbers of Guatemalans, Salvadorans and Hondurans live in the United States, in cities like Los Angeles, Houston, Washington, New York or Miami. Many think about buying a home in their country of origin: for their parents, to have a place to stay on vacation, to return someday or as an investment.

That buyer has three problems traditional sales material doesn't solve:

  1. They can't visit the sales office. Travel takes time and money, and isn't always possible.
  2. They decide together with family in the home country, who can visit the lot but only see an empty plot.
  3. They need to trust a developer they may not know, without being able to visit a finished project.

A walkthrough solves the first two directly: the buyer sees their apartment on their phone, sends it to their mother in Guatemala or their brother in San Salvador, and both talk about the same thing. It also helps with the third, because clear material that matches what will be delivered signals a serious company. See building trust as a new developer and selling to buyers who live in another city.

If you're a real estate agent in the US with Central American clients, the same link lets you present a project back home without anyone getting on a plane.

Guatemala: the zonas and vertical living

Guatemala City is organized by numbered zonas, and buyers know them well. Zonas 10, 14, 15 and 16, with developments like Cayalá, hold much of the high-rise and mixed-use projects, while gated house developments with more green space grow along the Carretera a El Salvador. Antigua Guatemala, with its colonial center, has a different product and a different buyer.

Apartment buyers in Guatemala City pay close attention to shared spaces, access, parking and distance to work. They want to see the unit furnished and the social area finished: pool, gym, terrace, kids' area. See amenity renderings.

El Salvador: San Salvador and the coast

In the San Salvador metro area, neighborhoods like Escalón, San Benito, Santa Elena, Antiguo Cuscatlán or Santa Tecla concentrate towers and residenciales (residential complexes). Toward the coast, in La Libertad and the beaches known for surfing, you find second-home projects and units for visitor rentals.

In the city, buyers ask about the view of the volcano or the city, the layout and the finishes. On the coast, they ask about the pool, the terrace, how close the beach is and whether the unit can be rented out. Seasonal rental rules are best checked with a local professional. See selling apartments for short-term rentals.

Honduras: Tegucigalpa, San Pedro Sula and the islands

In Tegucigalpa, a city of hills, buildings in areas like Lomas del Guijarro compete on their view. In San Pedro Sula, the heat and the commercial pace lead to residenciales with social areas and one- or two-story houses. On Roatán and the Bay Islands there's another product altogether: villas and condos for foreign buyers and vacation rentals.

Each needs different material. The tower needs the real view from each floor, without invented scenery. The residencial needs the whole development and each house model. The island villa needs outdoor living and the sea. See facade and exterior renderings.

What the buyer sees

For towers, it works like the Maconda XXIV building demo, an unofficial working demo based on a 12-story building in Quilmes, Argentina, marketed by Otamendi Propiedades: the building on its real street, tappable floors with each apartment's availability, and a walkthrough of each unit by scrolling or swiping.

For residenciales and villas, the reference is the house demo, an unofficial demo based on the Americana 35.64 model by Viviendas Roca, where the floor plan rises into the house, with morning, afternoon and evening light.

One walkthrough per apartment or house type covers every unit where it repeats. A 40-unit building with 3 types needs 3 walkthroughs, not 40.

How the sales team uses it

Across the region, almost every inquiry comes in on WhatsApp or social media, many from US phone numbers and outside office hours. With the walkthrough, the advisor:

  • Answers with the exact unit, not a general brochure.
  • Books a video call with the buyer and their family, all looking at the same apartment. See sales meetings over video call.
  • Follows up by sending the remaining units of the type the buyer liked.

How we work remotely

I work from Buenos Aires on Argentina time (UTC−3), three hours ahead of Guatemala, El Salvador and Honduras, so your morning lines up with my afternoon. From your side:

  1. You send the plans, the finishes spec, the location and who you're selling to, local or abroad.
  2. We meet on a video call to decide which unit types, house models, images and views you need.
  3. You review progress by link and send changes by WhatsApp or email.
  4. You get the walkthrough as a link for WhatsApp, the website, ads and agents in the US, plus images for every channel.

Nobody needs to travel. More in working with a remote rendering studio.

If you're selling a tower or a residencial in Guatemala, El Salvador or Honduras and want to see how it would look, message me on WhatsApp at +54 9 11 6193-3176 or email facundocampo100@gmail.com. I answer in English and Spanish.

Frequently asked questions

Does it help sell to buyers who live in the United States?

Yes, it's one of the cases where it helps most. The buyer walks through the unit from there, shares it with family back home and talks it over with the advisor on a video call.

Does it work for house developments, not just towers?

Yes. Each house model gets a walkthrough inside, and the development is shown with its shared areas. Since models repeat, you don't need one walkthrough per house.

Does the buyer need to install anything?

No. It's a link that opens in the browser on a phone or computer, from any country.

How much does it cost?

It's quoted per project, based on unit types, house models and images. See how much a rendering costs.
