3D walkthroughs in La Plata: students, investors and families
In short: La Plata has three kinds of off-plan buyer: the investor buying studios to rent to students, the family from elsewhere in the province buying for a son or daughter, and the local family looking for a house in City Bell or Gonnet. A 3D walkthrough shows each one what they need, and helps sell the oddly shaped units the city's diagonal avenues leave behind.
3D renderings and walkthroughs in La Plata help a developer sell off-plan apartments in the city center and houses on the outskirts, by showing every unit furnished and the building on its real block. In a university city where lots sometimes have strange shapes because of the diagonal avenues, being able to walk through the unit clears up doubts a floor plan leaves open.
One city, three off-plan buyers
La Plata, southeast of Buenos Aires, is the capital of Buenos Aires Province and a major university city at the same time. That makes for a market with well-defined buyers:
- The investor buying to rent to students. From La Plata or the Buenos Aires suburbs, buying studios and one-bedrooms near the university buildings or downtown, with a tenant in mind who changes every few years.
- The family from elsewhere in the province. From Tandil, Bahía Blanca, Junín, Chivilcoy or any other town, who'd rather buy a small apartment for their kid in college than pay rent for the whole degree.
- The local family or professional. Government employees, teachers and professionals who work in the city and want a bigger apartment downtown or a house in City Bell, Gonnet or Villa Elisa.
All three buy "en pozo" (off-plan, while the building is still a hole in the ground), but they ask different things. One walkthrough, furnished two or three ways depending on the case, speaks to all of them.
The studio: making it clear you can live there
Studios and small one-bedrooms are the most common product in the city center, and also the hardest to show on a floor plan. On paper, a little over twenty square meters doesn't look like much. The buyer can't tell where the bed goes, whether a desk fits or whether the kitchen is usable or just a two-burner cooktop against the wall.
Showing it furnished changes the perception: a bed, a desk in good light, a closet, a small table on the balcony. The investor sees a unit that's easy to rent. The family from out of town sees a place where their kid can live and study. Both come through in the same walkthrough, without the salesperson having to talk anyone into anything. More on this in virtual staging for empty and off-plan units.
The diagonals and oddly shaped units
La Plata was planned from scratch in the 1880s on a grid crossed by diagonal avenues, which leaves lots with angled fronts, sharp corners and irregular footprints. That carries into the floor plans: apartments with a slanted wall, a triangular bedroom, a living room with a point that looks like a problem on paper.
Those units are usually the last to sell, because buyers can't picture them. And they're not always worse. They often get more light, two orientations or a different view because they sit on the corner of a diagonal.
A 3D walkthrough shows how the space gets used. The angled wall with a bookcase, the sharp corner with a desk, the corner living room with windows on two streets. Once buyers see the unit furnished, the "problem" becomes a feature. It's the logic I lay out in selling the units that are hardest to move.
The family deciding from another town
For a father in Olavarría looking at an apartment for his daughter, traveling to La Plata to look at a hole in the ground doesn't make much sense. What he needs is to understand the building, the block and the unit from home.
With a link, he sees the building on its real block, with the nearby plaza or avenue, taps the floor, picks the unit and walks through it. He forwards it to his daughter, who's finishing high school, and to her mother. All three weigh in on the same thing. The Maconda XXIV building demo, an unofficial working demo based on a 12-story building in Quilmes, near Buenos Aires, marketed by Otamendi Propiedades, shows the whole experience: building, floors, floor plate, availability and walkthrough.
City Bell, Gonnet and Villa Elisa: houses and duplexes
To the north, the sale changes: houses, duplexes and lots in open or gated neighborhoods, for families leaving their downtown apartment. They want to see the yard, the covered porch, the barbecue area and how the kitchen connects to the dining room.
The Americana 35.64 house demo, an unofficial working demo based on a model by Viviendas Roca, shows the paper floor plan rising into the house, which you walk through with morning, afternoon and night light. For a duplex in a small condo development, the same approach shows both floors and the private patio. More ideas for that product in pre-selling duplexes and townhouses.
What should you have ready to sell in La Plata?
- The facade on its real block, for the site sign and the website. Downtown, the corner and the nearby plaza are a selling point: show them.
- A walkthrough of each unit type, furnished for a student and, where it makes sense, for a couple or a professional.
- The tricky units shown on their own: the diagonal corners, the irregular shapes, the back-facing ones.
- A floor and unit selector with up-to-date availability, so the family deciding from another town can choose on its own. See interactive unit selector.
You don't need a walkthrough for every apartment. A building with three unit types repeated on every floor needs three; the specially shaped units are added as types of their own.
How do we work?
I work remotely from Buenos Aires, in Argentina's time zone (UTC−3), so it's the same for a local developer or a company based abroad. You send the plans, the finishes and the lot address, and tell me who you want to sell to. You review and approve in stages, over video call or WhatsApp, and you get the images and the walkthrough link ready for your website, your social media and every reply to an inquiry.
If you have a building in downtown La Plata or a neighborhood to the north and want to see how it would look before it's built, message me on WhatsApp at +54 9 11 6193-3176 or email facundocampo100@gmail.com. I answer in English and Spanish.
Frequently asked questions
How do you sell an off-plan studio in La Plata?
By showing it furnished. With the bed, the desk and the kitchen in place, the buyer sees that someone can live and study there. That works both for the investor and for the family buying for their kid.
Does it help sell units with irregular shapes from the diagonals?
Yes. A walkthrough shows how an angled wall or a sharp corner gets used, and often reveals advantages like extra light or two orientations that don't stand out on a floor plan.
Can a family living in another town see it?
Yes. The walkthrough opens from a link on a phone, with nothing to install, and gets forwarded on WhatsApp to whoever needs to weigh in on the purchase.
