3D renderings and walkthroughs in Panama: selling high-rise towers in preventa
In short: In Panama City, many buyers of new towers come from other countries and decide without visiting. A 3D walkthrough with a floor and unit selector lets them find the exact apartment, see the real view from that floor and talk it over with the broker on a video call.
3D renderings and walkthroughs help developers and brokers in Panama sell high-rise towers in preventa (pre-construction) to buyers who often live in another country. The buyer opens a link, taps the floor they're interested in, picks an available apartment and walks through it with the real surroundings outside the window. I make them remotely from Buenos Aires, in English and Spanish.
A market that sells to the whole region
Panama City has something few cities in the region share to the same degree: a meaningful part of the buyers of new housing come from other countries. Some buy to live there, some to invest, some to keep a foothold in the city for business. Many will never set foot in the sales office before deciding.
That means the sales material has to work on its own, without an advisor beside it. It has to explain the tower, the floor, the unit and the surroundings to someone in Caracas, Bogotá, Miami or Madrid, looking at it on their phone between meetings and about to forward it to family or a business partner. See selling to foreign buyers.
Tall towers, very different floors
In areas like Punta Pacífica, Avenida Balboa, Costa del Este, San Francisco or Obarrio, tall towers are everywhere. In a building like that, an apartment on the eighth floor isn't the same as one on the thirtieth, and one facing the bay isn't the same as one facing the city.
Buyers know this, and ask about it before anything else:
- What will I see from my floor? The ocean, the Cinta Costera (the coastal parkway), the skyline or the tower next door.
- Where does the sun come in? In a hot climate, orientation matters: afternoon sun on the balcony can be a problem or a selling point.
- What's around it? Shops, schools, access roads, how close the office districts are.
During preventa, none of this can be visited. Showing the tower in its real surroundings, and the unit's walkthrough with what's actually outside, with no invented views, lets you explain why a high floor with an ocean view costs more and defend that difference. See defending your price per square foot.
Finding the exact unit
With many floors and several layouts per floor, a Panamanian tower's inventory gets hard to explain in a PDF. The buyer gets a list of codes, square meters and prices and can't tell which is which.
A floor and unit selector sorts that out: the buyer taps a floor, sees its plan with the apartments and their availability, picks one and walks through it inside. That's how the Maconda XXIV building demo works, an unofficial working demo based on a 12-story building in Quilmes, Argentina, marketed by Otamendi Propiedades. In a taller tower it works the same way, just with more floors. See the interactive unit selector and keeping unit availability up to date.
One walkthrough per apartment type covers every floor where it repeats. If the tower has 3 apartment types stacked on every floor, it needs 3 walkthroughs, not one per unit. In a tall tower, that difference is huge.
Amenities that sell the tower
In many Panama towers, the social areas are central to the offer: a pool with a view, gym, party room, kids' area, rooftop terrace, coworking. They're also the hardest thing to picture in preventa, because on the plan they're a label in a rectangle.
Showing them finished, with their real view and in daylight and at night, helps set one tower apart from another on the same avenue. See amenity renderings.
Beyond the city
Outside the capital, the product changes: Panamá Pacífico and its master-planned layout, the beaches of Coronado and the Pacific coast with second-home apartments and houses, and the highlands of Boquete, known among foreign retirees. In all of them the buyer is far away, and the walkthrough lets them decide from home. See selling to buyers who live in another city.
Immigration, tax or residency rules a foreign buyer may care about are a matter for a local professional. Sales material shouldn't promise anything about them.
How brokers work with the walkthrough
In Panama, a good part of the sale goes through real estate brokers serving buyers from different countries. With a link to the walkthrough, the broker:
- Answers the first inquiry with the exact unit, not a general brochure.
- Books a video call and walks through the apartment with the buyer, both looking at the same thing. See sales meetings over video call.
- Follows up by sending the remaining units of the type the buyer liked.
If you're a broker in the US or Europe with clients interested in Panama, the same link lets you present a project you can't take them to.
How we work remotely
I work from Buenos Aires on Argentina time (UTC−3), two hours ahead of Panama, in English or Spanish. From your side:
- You send the plans, the finishes spec, the location and the buyers you're targeting.
- We meet on a video call to decide which apartment types, amenities, images and views you need, and how the selector should work.
- You review progress by link and send changes by WhatsApp or email.
- You get the walkthrough as a link for the website, WhatsApp, email and brokers, plus images for listings and social media.
Nobody needs to travel. More in working with a remote rendering studio.

Frequently asked questions
Does it work for towers with many floors?
Yes. The selector shows every floor with its availability, and since apartment types repeat, one walkthrough per type is enough.
Can you show the view from each floor?
I show the real surroundings of the lot, with no invented views. That way the buyer understands what's in front of them and why a higher floor is priced differently.
Can buyers in other countries see it?
Yes. It's a link that opens in the phone's browser in any country, with nothing to install.
How much does it cost?
It's quoted per project, based on unit types, amenities, images and whether it includes the selector. See how much a rendering costs.
