3D renderings and walkthroughs in Paraguay: selling towers in Asunción
In short: In Asunción, many buyers are still getting used to apartment living, and a floor plan doesn't tell them how it feels. A 3D walkthrough on the phone shows the furnished unit, its light through the day and the shared spaces, so families, investors and Paraguayans abroad can decide before the building exists.
3D renderings and walkthroughs help developers in Paraguay pre-sell apartment buildings in Asunción by showing buyers how each unit will look and feel before construction is done. The buyer opens a link on their phone, walks through the furnished apartment and sees it in morning, afternoon and evening light. I make them remotely from Buenos Aires, a short time difference away, for developers and agencies selling in Paraguay.
A market still getting used to buying en pozo
In Paraguay, as in Argentina, an apartment sold en pozo ("in the pit") is one bought before or during construction, what other markets call pre-construction or off-plan. In Asunción, high-rise building has grown in neighborhoods like Villa Morra, Carmelitas, Las Mercedes, Recoleta and Mburucuyá, and outward toward nearby cities like Luque, Lambaré and San Lorenzo.
For many local buyers, though, the apartment is still a fairly new idea compared with the house with a yard. That puts a very specific question in their head: will I actually be comfortable living in an apartment? A floor plan can't answer it. A walkthrough can, because it shows the dining table set in the living room, the closet in the bedroom, the grill on the balcony, whether the kitchen is open or closed off.
Once the buyer sees daily life in the unit, the conversation moves from "I'm not sure I'd get used to it" to "which one is better, the front unit or the one facing the inner courtyard?" That's a conversation your salesperson can close.
Three buyers looking for different things
A pre-sale in Asunción usually mixes three very different profiles, and each needs something different from the material:
- The family or couple buying to live there. They look at the layout, the light, bedroom sizes and the shared spaces: pool, quincho (a covered grill and party area, a staple of local buildings), gym, a place for the kids. They want to see everyday life.
- The investor. They buy to rent, sometimes more than one unit. They want to understand the plan, the orientation and which unit type rents best, fast. They don't need a visit. They need a clear link and quick answers.
- The Paraguayan living abroad. Many Paraguayans live in Argentina, Spain or the United States, and some of them think about buying back home, to return one day, for family or as an investment. They can't drop by the sales office.
For that third buyer, the walkthrough is the difference between being able to buy and not. I go deeper on this in selling to buyers who live in another city and selling to foreign buyers.
The heat is part of the pitch
There's a very Paraguayan detail good sales material has to deal with: the heat. In Asunción, buyers ask about orientation, cross ventilation, shade on the balcony and whether the pool gets afternoon sun. A generic facade rendering doesn't answer any of that.
Seeing the same room in morning, afternoon and evening light does. The buyer sees where the sun comes into the living room and what the balcony is like at dusk, when people actually use it. That kind of detail is what lets a well-oriented unit hold its price against a less lucky one in the same building. More in defending your price per square foot.
What a building walkthrough includes
The Maconda XXIV building demo, an unofficial working demo based on a 12-story building in Quilmes, Argentina, marketed by Otamendi Propiedades, shows how it works:
- The building on its real block, with the neighboring buildings and the street.
- Tappable floors: tap one and its floor plan appears, with the units and which are still available.
- A walkthrough of each apartment, furnished and with the project's finishes, by scrolling or swiping.
It all opens in the phone's browser, with nothing to install. You send it on WhatsApp, which in Paraguay is the natural channel for any inquiry, and embed it on the project's website. More ideas in using WhatsApp to sell apartments.
One walkthrough per unit type covers every floor where that type repeats. A 40-unit building with 3 types needs 3 walkthroughs, not 40. For mid-size projects, which are common in Asunción, that keeps the walkthrough a sensible investment.
Shared spaces: the hardest thing to picture
In many Asunción buildings, the amenities are a central part of the offer: the rooftop pool, the quincho, the gym, the party room. They're also the hardest thing to imagine during pre-construction, because on the plan they're a rectangle with a label.
Showing them finished, with people using them and the real view from the rooftop, is one of the best ways to set a building apart from others in the same area. See amenity renderings and how to differentiate a real estate project.
How we work remotely
I work from Buenos Aires on Argentina time (UTC−3), very close to Asunción's clock. From your side, the process is simple:
- You send the plans, the planned finishes, the lot location and an idea of the buyer you're targeting.
- We talk on a video call to decide which unit types and images you need and whether the unit selector makes sense.
- You review progress by link and send changes by WhatsApp or email.
- You get the walkthrough ready to share and embed, plus images for the site sign, social media and listing portals.
Nobody has to travel. More detail in working with a remote rendering studio.
If you're pre-selling a building in Asunción or nearby and want to see how your project would look, message me on WhatsApp at +54 9 11 6193-3176 or email facundocampo100@gmail.com. I answer in English and Spanish.
Frequently asked questions
Does it work for a building where construction hasn't started?
Yes. With the plans and finishes defined, I can show the building on its block and every apartment inside. That's when it helps most, because there's nothing yet to visit.
Can a buyer living abroad see it?
Yes. It's a link that opens in the browser on any phone or computer, from any country. It can be sent on WhatsApp or email and forwarded to family.
Do you need a walkthrough for every apartment?
No. One per unit type covers every floor where it repeats. The selector shows which specific units are still available.
How much does it cost?
It's quoted per project, based on the number of unit types and images and whether it includes the unit selector. See how much a rendering costs.
