3D walkthroughs in Santa Fe and Paraná: selling off-plan by the river
In short: Santa Fe and Paraná are two provincial capitals linked by a tunnel under the river, with buyers who want the river view, students arriving from across the region and families looking for houses on the outskirts. A 3D walkthrough lets a developer sell the view, the light and the furnished unit off-plan, and use the same material on both sides of the river.
3D renderings and walkthroughs in Santa Fe and Paraná help developers sell off-plan what buyers in these two cities value most: the river view, the light and a unit they can understand without reading a floor plan. With a link that opens on a phone, a developer reaches buyers in its own city, on the other bank and in the towns of the surrounding provinces.
Two capitals with a river in between
Santa Fe and Paraná, in Argentina's Litoral region, are twin cities. Each is a provincial capital, they sit a short drive apart, linked by a tunnel under the Paraná River, and both have universities, government offices and a river that shapes much of the landscape. Plenty of people live in one and work or study in the other, and it's not unusual for a buyer to look at projects in both.
That creates a particular kind of buyer: someone comparing options on both sides of the river who can hardly visit every project in the same week. The developer who sends clear material, something people can walk through on their phone, enters that comparison with an edge.
The river view: the argument that doesn't fit on a floor plan
In Santa Fe, the riverfront promenade, the Setúbal lagoon and the suspension bridge are part of the city's identity. In Paraná, the high riverbank and Parque Urquiza offer river views that few cities have. An apartment with that view is worth something different, and buyers know it.
The problem is that off-plan, the view is a promise. Showing the building in its real surroundings, and what you see from different floors, turns that promise into something concrete. It explains without adjectives why a high floor facing the Setúbal costs more than a low one facing an inner street, and helps hold that difference all the way to the last units. More on this in defend your price per square foot.
On Paraná's riverbank there's an extra wrinkle: the slope. A building can have floors that look out over the treetops to the river and others that sit at park level. Seeing that difference in images heads off arguments and makes the choice easier.
Neighborhoods and unit types: Candioti, the boulevard and downtown
In Santa Fe, neighborhoods like Candioti, the area around Bulevar Gálvez and downtown are full of mid-size buildings with one- to three-bedroom apartments. In Paraná, downtown and the areas near the riverfront look similar. The typical buyer is a professional, a government employee, a young couple or an investor renting to students at the Universidad Nacional del Litoral or the universities in Entre Ríos.
For the investor renting to students, the furnished studio with a desk and good light is the argument. For the couple, it's the two-bedroom with a usable balcony. Both versions come out of the same walkthrough, and the salesperson sends whichever fits the inquiry. In virtual staging for empty and off-plan units I explain why a furnished unit is easier to understand.
Houses on the outskirts: Colastiné, Rincón, Oro Verde and San Benito
On the Santa Fe side, out toward Colastiné and San José del Rincón, and on the Entre Ríos side in Oro Verde, San Benito or Colonia Avellaneda, the product changes: houses with gardens, open or gated neighborhoods, green lots. Many families leave their downtown apartment to have a yard, and some houses are meant as weekend places near the water.
Buyers want to see the covered porch, the grill, the garden and how the house sits among the trees. The Americana 35.64 house demo, an unofficial working demo based on a model by Viviendas Roca, shows how it works: the paper floor plan rises into the house, which you walk through with morning, afternoon and night light. For subdivisions, the same material shows what can be built on each lot; I explain it in selling lots with a house design.
Selling to buyers from the rest of the region
Santa Fe and Paraná draw buyers from across their region: families from Rafaela, Esperanza, Reconquista, Gualeguaychú or Concordia buying an apartment for a son or daughter in college, farmers putting money into bricks, people thinking about moving to the capital. None of them will drive in every week to look at a hole in the ground. That's how locals put it, too: buying "en pozo" means buying off-plan.
With a walkthrough link, the buyer sees the building on its block, taps the floor, picks the unit and walks through it. They forward it to the family and decide without traveling. The Maconda XXIV building demo, an unofficial working demo based on a 12-story building in Quilmes, near Buenos Aires, marketed by Otamendi Propiedades, shows the whole experience. There's more in selling to buyers who live in another city.
The same applies to people even further away: someone from the area who now lives abroad and wants a place to come back to, or a foreign partner investing alongside a local developer. For them, the link is the site visit.
What should you have ready?
- The facade on its real block and, if the building has a river view, an image from the balcony that shows it.
- A walkthrough of each unit type, furnished for the main buyer: student, couple or family.
- The floor selector with availability, so people deciding from another city can choose on their own. See interactive unit selector.
- One link per unit, to send with each WhatsApp follow-up.
You don't need a walkthrough for every apartment: a building with three unit types repeated on every floor needs three. That keeps the cost reasonable for mid-size buildings.
How do we work?
I work remotely from Buenos Aires, in the same time zone (Argentina, UTC−3), for local developers and for companies based elsewhere. You send the plans, the finishes and the address, with photos of the surroundings if the view is part of the product. You tell me who you want to sell to. You review and approve over video call or WhatsApp, and you get the images and the walkthrough link, ready for your website, your social media and every inquiry.
If you have a building or a neighborhood in Santa Fe, Paraná or nearby and want to see how it would look before it's built, message me on WhatsApp at +54 9 11 6193-3176 or email facundocampo100@gmail.com. I answer in English and Spanish.
Frequently asked questions
Can you show the river view from each floor?
Yes. The building is shown in its real surroundings, so you can see what's visible from different floors, which is key to explaining price differences in buildings on the riverfront or the riverbank.
Does it help sell to families from other towns buying for a student?
Yes. They can walk through the furnished unit on their phone, see where the bed and desk go and share it with the rest of the family without traveling.
Do we need to meet in person?
No. Plans come by email or WhatsApp, reviews happen over video call and the result is delivered as a link.
