3D renderings and walkthroughs in Monterrey and Guadalajara

By Facundo Campo · · 5 min read

In short: Monterrey and Guadalajara get mentioned together, but they sell different things: towers and buyers relocating for work in Monterrey, Zapopan high-rises and gated cotos in Guadalajara. A 3D walkthrough shows each buyer the view, the amenities or the family house they're actually deciding on.

3D renderings and walkthroughs help developers in Monterrey and Guadalajara sell apartments and homes in preventa (pre-construction) by showing the view from the tower, the finished amenities and daily life in a house that doesn't exist yet. The buyer opens a link, walks through the unit and shares it with family. I make them remotely from Buenos Aires for developers and brokers in both cities.

Two cities, two ways of growing

Monterrey and Guadalajara are often lumped together, but the buyer isn't the same.

Monterrey: towers, offices and the newcomer

In the Monterrey metro area, high-rise living has gained ground in San Pedro Garza García, Valle Oriente, downtown and around Parque Fundidora, while houses in privadas (small gated streets of homes) keep growing toward Cumbres, the Carretera Nacional or the north. Some buyers are professionals and families moving in for work, from elsewhere in Mexico or from abroad.

That buyer has a specific problem: they have to choose where to live in a city they don't know well yet, often before moving. They can't tour five sales offices on a Saturday. They need to understand the apartment, the tower and the surroundings from wherever they are. See selling to buyers who live in another city.

In mixed-use towers, with offices, retail and housing in the same complex, the material also speaks to the investor buying an office or a storefront. See selling offices and retail space pre-construction.

Guadalajara: Zapopan, the Americana and the cotos

In Guadalajara, vertical projects cluster in areas like Providencia, Colonia Americana, Chapalita and especially Zapopan, around Andares and Puerta de Hierro. At the same time, the coto (what Jalisco calls a gated cluster of houses) is still the choice for many families, toward the west or south of the metro area.

The apartment buyer in Guadalajara tends to be a young professional or a couple who cares about location and amenities. The coto buyer looks at the garden, security, the clubhouse and space for the kids.

The tower: selling the view and the amenities

In towers in both cities, what separates one project from another usually comes down to two things you can't visit during preventa: the view and the amenities.

  • The view. In Monterrey, with the Cerro de la Silla and the Sierra Madre all around, a well-oriented high floor isn't worth the same as a low one. Showing the real surroundings from the balcony, with no invented scenery, helps explain that price difference. See defending your price per square foot.
  • The amenities. Pool, gym, event room, terrace with grills, coworking. On the plan, they're a name. In a finished rendering, they're the reason to choose. See amenity renderings.

A tower works like the Maconda XXIV building demo, an unofficial working demo based on a 12-story building in Quilmes, Argentina, marketed by Otamendi Propiedades: the building on its real street, tappable floors with each apartment's availability, and a walkthrough of each unit by scrolling or swiping.

The house in a privada or coto: selling family life

In a privada or a coto, houses usually come in a few repeated models, and what buyers want to see is how life works inside them and around them:

  1. The house model inside, with the kitchen, living area, bedrooms and patio furnished.
  2. The house in morning, afternoon and evening light, to see where the sun comes in, which matters a lot in Monterrey's heat.
  3. The development from above, with the internal streets, clubhouse, pool and green areas.

For the house, the reference is the house demo, an unofficial demo based on the Americana 35.64 model by Viviendas Roca: the paper floor plan rises into the house, which you explore by scrolling. One walkthrough per model covers every house where it repeats, however many the development has. See 3D walkthroughs for gated developments and lot sales.

What the sales advisor gets out of it

In both cities, advisors field lots of inquiries on WhatsApp and social media, and many go nowhere. With a walkthrough:

  • The prospect sees the unit before booking an appointment. If it doesn't fit, they drop out on their own. If it does, they show up with concrete questions.
  • The advisor sends the link to the unit type that person liked, not the general brochure.
  • The partner, the parents or whoever has a say see exactly the same thing on their own phone.

How we work remotely

I work from Buenos Aires on Argentina time (UTC−3), three hours ahead of both cities, which leaves your whole morning and my afternoon for calls. From your side:

  1. You send the plans, the finishes spec, the location and the buyer you're targeting.
  2. We meet on a video call to decide which unit types, house models, images and views you need.
  3. You review progress by link and send changes by WhatsApp or email.
  4. You get the walkthrough as a link for WhatsApp, the website and ads, plus images for every channel.

Nobody needs to travel. More in working with a remote rendering studio.

If you're selling a tower or a gated development in Monterrey or Guadalajara and want to see how it would look, message me on WhatsApp at +54 9 11 6193-3176 or email facundocampo100@gmail.com. I answer in English and Spanish.

Frequently asked questions

Does it work for houses in a privada, not just towers?

Yes. Each house model gets its own walkthrough inside, plus a view of the development from above with the shared areas. Since models repeat, you don't need one walkthrough per house.

Can someone who still lives in another city see it?

Yes. It's a link that opens in the phone's browser from anywhere, with nothing to download. That's exactly the case of the buyer relocating for work.

Do you need to travel to Mexico?

No. Everything is coordinated remotely: plans by email, progress by link and meetings by video call.

How much does it cost?

It's quoted per project, based on unit types, house models, images and whether it includes the selector. See how much a rendering costs.
