3D renderings and walkthroughs in the Dominican Republic: towers and diaspora

By Facundo Campo · · 5 min read

In short: Many buyers of new homes in the Dominican Republic live in New York, Puerto Rico or Spain and decide from there, with family on the island weighing in. A 3D walkthrough link lets both sides look at the same apartment and talk about the same thing.

3D renderings and walkthroughs in the Dominican Republic: towers and diaspora · Recorrido 3D

3D renderings and walkthroughs help developers in the Dominican Republic sell apartment towers in Santo Domingo and beach projects in Punta Cana and Bávaro to buyers who often live abroad. The buyer opens a link in New York or Madrid, walks through the furnished apartment and sends it to family on the island, who see exactly the same thing. I make them remotely from Buenos Aires, in English and Spanish.

The diaspora buys from a distance

A large part of the Dominican population lives outside the country, especially in New York and other US cities, in Puerto Rico and in Spain. Many of them buy homes back in the Dominican Republic: to return someday, for their parents, for vacations or as an investment.

That buyer has a very concrete problem. They decide from far away, with little time to travel, and with family on the island who'll weigh in. If they get a PDF with a facade and a floor plan, they have to rely on the seller's word and on whatever the cousin who drove past the lot tells them. If they get a link to their apartment's walkthrough, they can look at it calmly after work, send it to their mother in Santo Domingo and talk about the same thing.

For the developer, that widens the audience without opening another office. If you're an agent in New York or New Jersey working with Dominican buyers, the same link lets you present a project on the island without anyone flying. Santo Domingo: towers and residenciales

In the Distrito Nacional, sectors like Piantini, Naco, Evaristo Morales, Bella Vista or Serrallés concentrate apartment towers, while on the outskirts and in Santiago de los Caballeros you see residenciales: complexes of several buildings with shared amenities.

Buyers in Santo Domingo ask very specific things:

  1. How many bedrooms and bathrooms, and how are they laid out? Seeing the apartment furnished answers this better than the plan.
  2. Is there a balcony, and which way does it face? In the heat, orientation and airflow matter.
  3. What's in the social area? Pool, gym, terrace, gazebo, kids' area. See amenity renderings.
  4. What are the finishes like? Floors, kitchen, closets, bathrooms.
  5. How many parking spots, and what's the lobby like? Details that make the difference in a tower.

When the material answers these, the advisor doesn't have to explain the project from scratch on every call. See handling pre-construction buyer objections.

Punta Cana, Bávaro and the coast: selling beach life

In the east, in Punta Cana, Bávaro or Cap Cana, and elsewhere on the coast like Juan Dolio or Las Terrenas, the product changes: apartments in complexes with pools, villas, projects designed for second homes and vacation rentals. The buyer may be Dominican, from the diaspora or a foreigner, and is almost always far away.

What they need to see is outdoor life: the pool, the terrace, how close the beach is, the apartment ready for guests. The owner can later use the same images to list the unit. Vacation rental rules, taxes and permits are something buyers should check with a local professional. See selling apartments for short-term rentals.

For villas, the reference is the house demo, an unofficial demo based on the Americana 35.64 model by Viviendas Roca, where the floor plan rises into the house, with morning, afternoon and evening light.

What the buyer sees in a tower

The Maconda XXIV building demo, an unofficial working demo based on a 12-story building in Quilmes, Argentina, marketed by Otamendi Propiedades, shows how it works:

  • The tower on its real street, with the neighboring buildings.
  • Tappable floors, each with its floor plan and which apartments are still available.
  • A walkthrough of each apartment, furnished and with the project's finishes, by scrolling or swiping.

One walkthrough per apartment type covers every floor where it repeats. A 40-unit tower with 3 types needs 3 walkthroughs, not 40. In a residencial with several identical buildings, the savings are even bigger.

WhatsApp, the channel for everything

In the Dominican Republic, as in most of the region, inquiries arrive on WhatsApp. When the advisor answers with a link to the unit the buyer asked about, instead of a heavy PDF, the conversation moves faster and the buyer can forward it easily. Add a video call walking through the same unit with someone in New York, and a remote sale starts to feel a lot like a visit. See sending a 3D walkthrough on WhatsApp and sales meetings over video call.

How we work remotely

I work from Buenos Aires on Argentina time (UTC−3), one hour ahead of the Dominican Republic, so our workdays line up almost completely. From your side:

  1. You send the plans, the finishes spec, the location and the buyers you're targeting, local or abroad.
  2. We meet on a video call to decide which apartment types, villas, amenities and images you need.
  3. You review progress by link and send changes by WhatsApp or email.
  4. You get the walkthrough as a link for WhatsApp, the website and agents abroad, plus images for portals and social media.

Nobody needs to travel. More in working with a remote rendering studio.

Frequently asked questions

Does it help sell to Dominicans living in the United States?

Yes, it's one of the cases where it helps most. The buyer walks through their apartment from there, sends it to family on the island, and everyone talks about the same unit.

Can it be used for villas and beach complexes?

Yes. Each villa or apartment model gets a walkthrough inside, and the complex is shown with its social areas.

Does the buyer need to install anything?

No. It's a link that opens in the browser on a phone or computer, from any country.

How much does it cost?

It's quoted per project, based on unit types, social areas and images. See how much a rendering costs.
