3D renderings and walkthroughs in Colombia: selling sobre planos in Bogotá
In short: Colombia has a well-oiled system for selling sobre planos: sales room, model apartment, advisors on weekends. A 3D walkthrough adds what that system can't do on its own: every unit type from launch, for buyers who can't come, in a link they can forward to family.
3D renderings and walkthroughs help Colombian developers sell projects sobre planos ("on plans", the local term for pre-construction) by showing every apartment type before it's built, to buyers who are in the sales room and to those who never will be. The buyer opens a link, walks through the furnished unit and forwards it to whoever helps decide. I make them remotely from Buenos Aires for developers and agencies in Bogotá and the rest of Colombia.
The sales room has limits
Colombia has a very established way of selling sobre planos: a sala de ventas (sales room) on or near the lot, an apartamento modelo (model apartment), advisors working weekends, and a buyer who reserves a unit and pays the cuota inicial (the down payment) in installments during construction. It works, and nobody's suggesting replacing it.
But that system runs into the same three limits again and again:
- The model apartment shows one unit type. Someone looking for the three-bedroom or the top floor has to imagine it from the one they saw.
- You have to show up. In Bogotá, crossing the city on a Saturday to see a sales room is no small ask. Buyers in another city or abroad simply don't go.
- What you see in the room doesn't go home with you. The buyer leaves with a brochure and has to describe the project from memory to their partner or parents.
A walkthrough handles all three: every unit type can be explored from a link, anywhere, and forwarded exactly as it is to whoever has an opinion. See scale model and show unit vs 3D walkthrough and the 3D walkthrough in the sales office.
Bogotá: lots of similar projects close together
Bogotá has very different products side by side: towers in Chapinero and Usaquén, residential complexes in Cedritos, Colina or Suba, compact apartments near the main transit corridors, large projects on the edge of the city toward the Sabana. In many areas there are several projects for sale a few blocks apart, with similar sizes and prices.
When everything looks alike on paper, the one that's easiest to understand wins. Letting the buyer see the afternoon light in the living room, the study with a desk in it, or the view from the shared rooftop makes a project stand out from the one across the street without touching the price. More in how to differentiate a real estate project.
Bogotá's gray, cool weather adds a question that matters less elsewhere: is the apartment bright? Seeing the same room in morning, afternoon and evening light answers it better than any description.
Other cities, other questions
Outside Bogotá, buyers look at different things:
- Cali: areas in the south and west, with complexes that have pools and green space. Buyers want to see outdoor living, the balcony, the social area.
- Barranquilla and Cartagena: heat and the sea change the conversation. Ventilation, balconies and views, and in Cartagena, buyers thinking about a second home or rental income. See selling apartments for short-term rentals.
- Bucaramanga, Pereira and the Coffee Region: many buyers returning to their home region or buying from another city.
Medellín has its own dynamics, with local buyers, investors and foreigners, so it gets a separate article: 3D renderings and walkthroughs in Medellín.
The buyer who lives abroad
A large number of Colombians live in the United States, Spain and elsewhere, and some of them buy homes in Colombia: to return, for their parents or as an investment. They can't visit the sales room, but they can open a link on their phone, take their time walking through the apartment and get on a video call with the advisor looking at the same unit.
For the developer, that widens the audience without opening another sales room. See selling to foreign buyers and sales meetings over video call.
What the buyer sees
The experience is like the Maconda XXIV building demo, an unofficial working demo based on a 12-story building in Quilmes, Argentina, marketed by Otamendi Propiedades:
- The tower on its real block, with the neighbors and the street.
- Tappable floors, each with its floor plan and which apartments are still available.
- A walkthrough of each apartment, furnished and with the project's finishes, by scrolling or swiping.
One walkthrough per apartment type covers every floor where it repeats. A 40-unit tower with 3 types needs 3 walkthroughs, not 40. In large complexes with several identical towers, the savings are even bigger.
How we work remotely
I work from Buenos Aires on Argentina time (UTC−3), two hours ahead of Colombia, so our workdays overlap for most of the day. From your side:
- You send the plans, the finishes spec, the location and the buyer you're targeting.
- We meet on a video call to decide which unit types, images and views you need.
- You review progress by link and send changes by WhatsApp or email.
- You get the walkthrough as a link for the website, WhatsApp and the sales room screen, plus images for portals and social media.
Nobody needs to travel. More in working with a remote rendering studio.

Frequently asked questions
Does it replace the model apartment?
Not necessarily. The model is still useful for people who visit. The walkthrough adds every unit type, from launch, and reaches people who can't come.
Does it work for complexes with several towers?
Yes. I show the complex with its towers and shared areas, and each apartment type with its walkthrough. Since the types repeat, you don't need one walkthrough per unit.
Can a buyer abroad see it?
Yes. It's a link that opens in the phone's browser in any country, with nothing to install.
How much does it cost?
It's quoted per project, based on the number of unit types and images and whether it includes the unit selector. See how much a rendering costs.
