Pre-construction renderings in Miami for Latin American buyers

By Facundo Campo · · 5 min read

In short: Many buyers of pre-construction condos in Miami live in Latin America and decide through a broker, from their phone. A 3D walkthrough with the real view from each floor, shared by link, gives them what a sales gallery visit would, without the flight.

In Miami, pre-construction renderings and 3D walkthroughs help developers and brokers sell condos to a buyer who often isn't in Miami: a family in Buenos Aires, Bogotá, Caracas, Mexico City or São Paulo, deciding from their phone, frequently in Spanish or Portuguese, through a broker they trust. A walkthrough that shows the unit, the view and the amenities, shared by link, gives that buyer what a visit to the sales gallery would, without getting on a plane.

Why is Miami different?

Miami's pre-construction market has a few traits that shape what the sales material needs to do:

  • Buyers from abroad, many from Latin America, who buy as an investment, as a second home, or to have a foot in the US.
  • Brokers as the main channel. A lot of units are sold through brokers who have their own clients in their home countries.
  • Towers, not houses, in neighborhoods like Brickell, Edgewater, Downtown, Sunny Isles Beach or Surfside, where the view from each floor is a big part of the value.
  • Amenities as product: pools, spas, gyms, restaurants, lounges, sometimes hotel services.
  • A lot of supply launched around the same time, often with very polished marketing.

That last point matters. In Miami, beautiful renderings are the baseline. Every tower has them. Standing out takes something more.

What a facade rendering can't answer anymore

The hero rendering of the tower against the sky is essential, but it no longer answers what a serious buyer wants to know. Once they're interested, the questions get specific:

  1. What does my unit look like? Not the model unit, but the line they're considering.
  2. What will I see from my floor? The bay, the ocean, the city, or the building next door.
  3. Which units are still available? On which floors, which lines.
  4. What's included in the finishes? Kitchen, flooring, bathrooms.

A walkthrough per unit type, with the real view per floor and an availability view of the tower, answers all four. More on organizing that in walkthroughs by unit type and the interactive unit selector.

The broker as the channel: material that gets forwarded

When a broker in Bogotá or Mexico City sells a Miami tower, they're doing the developer's job far from the sales gallery. What they need is material they can send by WhatsApp, show on a video call and that their client can open on their phone without help.

A link works better than anything else for that. It doesn't get compressed or out of date like a PDF. It opens the same on any phone. And when a unit is reserved, the availability updates for every broker at once, so no one offers a unit that's already gone. See keeping availability up to date.

The typical flow looks like this: the broker sends the link to the building. The client explores the floors and the views, shortlists two or three units and opens their walkthroughs. They reply with specific questions. Then the broker gets on a video call and goes through those units with them. There's more on that last step in sales meetings over video call.

Showing the view from each floor

In a Miami tower, two units with the same floor plan can be very different products depending on the floor and the orientation. A buyer paying more for a higher floor wants to see what that height gives them.

A walkthrough that places the tower in its real surroundings lets the buyer see the view from their unit's position: the water, the skyline, the neighboring buildings. That's a direct way to justify the difference in price between floors. More on that in defending your price per square foot.

It also matters for trust. A buyer who lives far away is wary of promises. Showing the real neighbors, not an idealized empty horizon, tells them the developer has nothing to hide.

Condo-hotels, branded residences and amenities

Miami has many projects that sell more than an apartment: condo-hotels where the unit can join a rental program, and branded residences tied to a hotel or design name. Each has its own legal and operating rules, so check those with a local professional before advertising anything about rental income.

Visually, these projects sell an experience. The lobby, the pool deck, the spa, the restaurant. They should be shown finished and with life, at different times of day. See amenity renderings and hotel and condo-hotel renderings.

How working remotely with me works

I work from Buenos Aires, Argentina, and I'm used to the buyer Miami sells to, because many of them are from here and the rest of Latin America. You send the plans, the finish specifications and references. We agree on what to show over a video call. You review progress through links and approve each step. You receive renderings and walkthroughs as links ready for your website, your brokers and your buyers.

Buenos Aires is one or two hours ahead of Miami, depending on the time of year, so we share almost the whole working day. I work in English and Spanish, so the material and the conversation can be in whichever language your team and buyers use. If you're launching a tower, message me on WhatsApp at +54 9 11 6193-3176 or email facundocampo100@gmail.com.

Frequently asked questions

Does a 3D walkthrough work for buyers in another country?

Yes. It's a link that opens in the browser on any phone or computer, with nothing to install. Brokers can send it by WhatsApp or email and walk through it with their clients on a video call.

Can you show the view from each floor?

Yes. The tower is placed in its real surroundings, so the view from each unit matches its floor and orientation. That helps justify the difference between lower and higher floors.

Can the material be in Spanish, English and Portuguese?

The walkthrough itself barely uses words, so it works in any language. Labels and the surrounding text can be in English, Spanish and Portuguese, depending on who you're selling to.

What's the time difference with Buenos Aires?

Buenos Aires is one hour ahead of Miami for part of the year and two hours ahead for the rest. In practice, we share almost the entire working day.
