3D renderings and walkthroughs in Mexico City: selling apartments in preventa

By Facundo Campo · · 5 min read

In short: In Mexico City, a preventa competes with several similar projects a few blocks away. The one buyers understand best wins, and a 3D walkthrough on the phone shows them the light, the size, the amenities and the finishes before anyone crosses the city to a showroom.

3D renderings and walkthroughs in Mexico City: selling apartments in preventa · Recorrido 3D

3D renderings and walkthroughs help developers in Mexico City sell apartments in preventa (Mexico's term for pre-construction sales) by showing each unit furnished, with its light and finishes, before there's anything to visit. In a city where several similar projects compete within a few blocks, the one buyers understand fastest gets the call. I make them remotely from Buenos Aires for developers and brokers in CDMX and the rest of Mexico.

Preventa in a city with plenty of supply

In CDMX, preventa is the normal way to sell new housing: the buyer reserves (aparta) an apartment, puts down an enganche (down payment) and pays in installments during construction. The challenge isn't a lack of buyers. It's the number of options. In colonias (neighborhoods) like Del Valle, Narvarte, Nápoles, Roma or Escandón, there can be several developments in preventa a few blocks apart, with similar sizes and prices.

When everything looks the same in the brochure, buyers pick the one they understand best. And what they understand best is what they can see: whether the two-bedroom gets good light, whether the balcony faces the street or the courtyard, what the roof garden looks like, how big the living area feels. More on standing out in a crowded area in how to differentiate a real estate project.

What CDMX buyers ask

The doubts that slow down a preventa in Mexico City repeat:

  1. "How big is it really?" Many new apartments are compact. Seeing the living and dining area furnished answers better than the square meters in the brochure.
  2. "Does it get light?" On narrow streets with buildings next door, buyers want to know if the unit faces outward or inward and how much light it gets. Seeing it in morning, afternoon and evening light helps.
  3. "What are the amenities like?" Roof garden, gym, grill area, coworking space, pet park. On the plan they're a rectangle. In a rendering, they're the reason to choose one building over another. See amenity renderings.
  4. "What finishes does it come with?" Floors, kitchen, window frames, bathroom. Seeing them applied in the unit avoids the "so how will this look?" question.
  5. "I have to show my partner." The link gets forwarded on WhatsApp and each person opens it on their own phone.

When the material answers those five, the advisor stops selling the idea of a building and starts closing a specific apartment. See handling pre-construction buyer objections.

From Polanco to Coyoacán: every colonia has its buyer

The same material doesn't speak to everyone the same way:

  • In Polanco, Lomas or Santa Fe, buyers scrutinize finishes, views, amenities and security, and often compare against large developments. The value is in what makes each unit different.
  • In Roma, Condesa or Juárez, you see young professionals and investors thinking about rentals. What matters is how a compact apartment lives and how well it furnishes.
  • In Del Valle, Narvarte, Coyoacán or Portales, there are more families. The kids' bedroom, parking, shared areas and nearby schools weigh more.

Beyond the city, the metro area and cities like Querétaro, Puebla or Mérida draw buyers who often live somewhere else. Monterrey and Guadalajara get their own article: 3D renderings and walkthroughs in Monterrey and Guadalajara.

The model apartment can't reach everyone

Many developments set up a showroom or a departamento muestra (model apartment). It's valuable, but it has limits: it arrives once the project is underway, it shows one unit type, and it requires crossing the city to see it. In CDMX, crossing the city on a Saturday is an argument against.

One 3D walkthrough per unit type lets you show every layout from day one, to anyone. A 40-unit building with 3 types needs 3 walkthroughs, not 40, because the same type repeats on several floors. See scale model and show unit vs 3D walkthrough.

What the buyer sees

It works like the Maconda XXIV building demo, an unofficial working demo based on a 12-story building in Quilmes, Argentina, marketed by Otamendi Propiedades:

  • The building on its real street, with its neighbors.
  • Tappable floors, each with its floor plan and which apartments are still available.
  • A walkthrough of each apartment, furnished and with the project's finishes, by scrolling or swiping.

It all runs in the phone's browser, with nothing to download. You send it on WhatsApp, put it on the development's website and use it in social media campaigns. See social media ads for real estate projects and the interactive unit selector.

How we work remotely

I work from Buenos Aires on Argentina time (UTC−3), three hours ahead of Mexico City. My afternoon is your morning, so there's plenty of overlap for calls and reviews. From your side:

  1. You send the plans, the finishes spec, the location and the buyer you're targeting.
  2. We meet on a video call to decide which unit types, images and views you need.
  3. You review progress by link and send changes by WhatsApp or email.
  4. You get the walkthrough as a link for the website, WhatsApp and ads, plus images for portals, social media and the showroom.

Nobody needs to travel. More in working with a remote rendering studio.

If you're launching a preventa in Mexico City and want to see how your project would look, message me on WhatsApp at +54 9 11 6193-3176 or email facundocampo100@gmail.com. I answer in English and Spanish.

Frequently asked questions

Does it work if construction hasn't started?

Yes, that's when it helps most. With the plans and finishes defined, I can show the building on its street and every apartment inside before there's anything to visit.

Does it replace the model apartment?

Not necessarily. The showroom still works for people who visit. The walkthrough adds every unit type from launch and reaches people who can't come.

Can it be used in social media ads?

Yes. The images and videos go into the campaigns, and the walkthrough link can be the ad's destination or the automatic WhatsApp reply.

How much does it cost?

It's quoted per project, based on unit types, images and whether it includes the selector. It doesn't depend on the total number of apartments. See how much a rendering costs.
