360 tours (Kuula and listing sites) vs a guided 3D walkthrough

By Facundo Campo · · 6 min read

In short: Kuula and Theasys build 360 tours from panoramic photos or 360 renderings, and MercadoLibre in Argentina lets buyers filter listings with a virtual tour; the buyer drags the view and jumps from point to point. A guided 3D walkthrough moves forward with a scroll or a swipe, continuously, and also works for off-plan projects.

360 tours (Kuula and listing sites) vs a guided 3D walkthrough · Recorrido 3D

Kuula and Theasys are tools for building 360 tours: you upload panoramic photos (or 360 renderings), link them together and publish a link. On MercadoLibre Inmuebles, one of the big real estate listing sites in Argentina and Latin America, buyers can also filter for listings "with a virtual tour." In every case the experience is the same: drag to look around, tap to jump to the next point. A guided 3D walkthrough works differently: the buyer scrolls or swipes and moves through the unit continuously, without having to decide where to look.

If you want the general difference between a 360 tour, a 3D walkthrough and a rendering, it's in 360° virtual tour, 3D walkthrough or rendering. Here I get specific: what each tool offers and how the buyer experiences it on a phone.

What is Kuula?

Kuula describes itself as a 3D/360 virtual tour platform for real estate, architecture, construction and other industries (kuula.co, checked in October 2026). According to its website:

  • It accepts images from 360 cameras, DSLR cameras and 3D renderings, so it can also be used to show projects with computer-made 360s.
  • Its editor lets you add labels, jump points, floor plans and background audio.
  • Tours play on phones and tablets without installing apps, and on compatible VR headsets.
  • It states that more than half of tour views happen on phones.

It has a free option and paid plans (Pro and Business) with your own branding and your own domain. Its website didn't show prices when I checked; according to Capterra, the Pro plan costs US$20 per month (October 2026).

What it does well: it's simple, affordable and widely used. For an agency that already shoots 360 photos of its listings, it's a quick way to publish branded tours.

What is Theasys?

Theasys is another platform for creating and publishing 360 virtual tours from the browser. According to its pricing page (theasys.io/pricing, checked in October 2026), it has a free plan with ads and up to 5 panoramas per account, and a paid plan (Essentials) with no ads and unlimited panoramas.

What it does well: you can start at no cost and try it before paying. As with Kuula, the final quality depends on the images you upload.

What about virtual tours on listing sites?

On MercadoLibre Inmuebles, the search has a "with virtual tour" filter in its Multimedia section (checked in October 2026). It's useful for the buyer who wants to see inside before visiting, and it tends to show up on resale homes and rentals, where there's a real property to photograph.

Other listing sites let you add tours or videos to a listing; check what kind of link each one accepts. A 3D walkthrough is shared with a link, so you can use it wherever the site lets you link to outside content and, always, on the project's website and in your WhatsApp replies. See renderings for social media and listing sites.

How does the buyer experience it on a phone?

This is the biggest difference, and the one that weighs most on the sale, because most inquiries come from a phone.

360 tour: drag and jump

  1. They open the link and a panorama appears.
  2. They drag with a finger to turn the view. If they don't know they can, they end up staring at one wall.
  3. They look for an icon to move to the next room, tap it, and the view "jumps."
  4. Repeat. Between jumps they lose track of where they are and how the rooms connect.

It works well for someone who's used to it and patient. For a hurried buyer opening it on the bus, every decision is a chance to close the tab.

Guided 3D walkthrough: swipe and move forward

  1. They open the link and see the building on its street or the house on its lot.
  2. They swipe (or scroll) and the camera moves forward on its own, continuously, through the entry, the living room, the kitchen, the bedrooms and the balcony.
  3. They don't have to decide where to look: the walkthrough is designed to show the best of the unit in the right order.
  4. If they want to go back, they swipe back.

It's the same logic as reading an article on a phone, something every buyer already knows how to do. Try it in the building demo (an unofficial working demo based on Maconda XXIV, in Quilmes, near Buenos Aires) or in the house demo (based on a model by Viviendas Roca).

What fits what you're selling?

  • A resale or rental that exists and shows well: a 360 tour with Kuula, Theasys or another tool is practical and affordable. There, 360 is the sensible choice.
  • An off-plan building: you can build 360 tours from 360 renderings, and it's a valid option. But each viewpoint is a separate image; the guided walkthrough shows the whole unit continuously and plugs into the floor selector with availability. See pre-construction sales for apartment buildings and the interactive unit selector.
  • A catalog home: a walkthrough reused with every inquiry, in morning, afternoon and evening light, explains the model better than several separate 360s. See renderings for modular and prefab homes.

Why Recorrido 3D for selling off-plan?

  • The buyer is guided: there's nothing to learn.
  • They see the unit furnished, with the project's finishes, and the building in its real surroundings.
  • It's all in one link: building, tappable floors with availability and a walkable interior, on any phone, with no app.
  • One walkthrough per unit type covers every floor where it repeats. I quote per project, per floor plan.

The differences with studios and showrooms are in why Recorrido 3D and in virtual showrooms for pre-construction. If you're coming from Matterport, see alternatives to Matterport.

Frequently asked questions

Does Kuula work for off-plan projects?

Yes, if you load 360 renderings of the project: Kuula accepts 3D renderings according to its website. The experience is still fixed points you drag around and jumps between them, unlike a continuous walkthrough guided by scrolling.

Which is easier to use on a phone, a 360 tour or a guided walkthrough?

The guided walkthrough asks for one gesture, a swipe, and moves through the unit on its own. A 360 tour asks you to drag to look around and find the icons to jump, which many people do fine and others give up on.

Can I put a 3D walkthrough on MercadoLibre or other listing sites?

A 3D walkthrough is a link. You can use it wherever the site allows outside links and, above all, on the project's website and in your WhatsApp replies to people who reach out from the listing.

Does it make sense to have a 360 tour and a 3D walkthrough at the same time?

It can: for example, 360s of the amenities and a guided walkthrough of each unit type. What matters is that buyers find first whatever helps them decide.
